The Effect of Divorce on Urban Housing Costs in Iran: A Spatial Autocorrelation Model(مقاله علمی وزارت علوم)

In addition to traditional factors, demographic changes also depend on factors such as marriage and divorce. Yet only a few researchers investigated the impact of divorce on housing costs. The aim of this paper is to estimate the effect of divorce on housing costs in Iran. Doing so, we have applied a fixed Panel Spatial Autocorrelation model using the data from a set of Iranian provinces over the period of 2006-2014. The results indicate that a one-percent point rise in divorce increases housing rental index by about 1.05% point directly and indirectly. The outcomes also show that household size has a negative and significant effect, but the per capita gross domestic product and the population have positive and significant effects on the housing rental index. On average, a one-percent point increase in the housing rental index of any provinces will increase the housing rental index in a province by about 0.34 percentage points.

The recent housing market experience has led many to concern that the developments in the housing sector are not just a passive reflection of macroeconomic activities but instead might be one of the driving forces of them. In this context, it is crucial to understand the nature of the economy by considering the housing market and build a suitable monetary policy. In this paper, using Bayesian methods, we develop and estimate a DSGE model for Iran from 1988q1 to 2017q4, which explicitly models the housing in the banks’ portfolio to study the macroeconomic effects of monetary authority’s reaction to the housing price inflation. Our findings indicate that this reaction amplifies all the implications of the structural shocks.

The aims of this s tudy is to analyse the planning and design process, basic principles and the change-transformation process of the apartment type residential buildings in Turkey, Gaziantep city based on his torical background. The scope of the research consis ts of residential buildings built in the city of Gaziantep, which were built in the pos t-Republican period. In addition, s tate-building maps, zoning-city plans and plan disclosure reports, photographs and other materials are among the other materials. In this research, a method based on the spatial usage of the apartment buildings cons tructed in Gaziantep and the changes in the housing plan schemes and the spatial usage of these buildings and the changes in the housing plan schemes were followed. These changes are evaluated from the analysis of a series of variables ranging from parcel level to plan schemes, access graphs to spatial size and ratios. As a result of the s tudy, it was seen that the access graph and space sizes of the apartment-type residential buildings in the city of Gaziantep, which dates back to the 1960s, have changed. However, differences and variations are observed in the firs t plan typologies and it is noteworthy that this diversity is reduced and similar plan schemes are widely used.

A Study of Ingredients Affecting the Private Sectures Inclination Towards Housing Supply(مقاله علمی وزارت علوم)

Just like any other economic field, housing market has two basic foundations which are demand and supply. Its obvious that disequilibrum between these foundations, will drasticaly affect the housing affordability and can also lead to wide slump in many markets. That’s why, policy makers usually intend to stimulat the supply by means of providing low intrest loans, low priced land, etc. In this paper the correlation of private sector’s inclination to invest and supply housing with various criteria has been analyzed. Dependent variables deputed for investment inclination are investment volume and estimated floor area of started residential buildings, completed residential units and total floor area and number of residential units in permits issued. On the other hand, the independent variables used are liquidity, house and land price and accumulated deficit of residential units. Besides, the Hodrick-Prescott filter (HP) has been applied to time series data, in order to separate the trend components and the cyclic components. The result of analysis indicates that the liquidity has the most correlation and the accumulated deficit of residential units has the least correlation with the private supply inclination.

Events in the building industry in Nigeria in the last decade show the important role the private sector played in housing finance. With the advent of the public-private partnership concept in almost every sector of the socio-economic spheres of the nation, the role of the private sector in housing finance cannot be over-emphasized. This paper clearly states that the low-income public servants do not easily have access to housing finance. The responsibility of generating housing finance at a relatively low interest rate repayable over a maximum period of twenty five years rests on whoever seeks for a housing loan through the Federal Mortgage Bank or the Primary Mortgage Institutions. This paper seeks mediatory role of the private sector between this class of the society and the mortgage banks to source for funds to enable them to own their houses. The research method employed in this paper is the survey research in which questionnaires were administered on members of three housing estates, two housing estates in Lagos and one in Abuja. This paper exامینes the role of the private sector in the public-private partnership in housing delivery to low-income earners in Nigeria through housing finance. The findings showed that majority of the respondents had access to either mortgage or commercial banks to source for funding or the purchase of the houses.

Housing can be considered as one of the most important needs of each family and the provision of suitable housing for people has always been considered as one of the indicators of progress in any country. Because of the specific attitude to the issue of housing in Iran, in other words, turning it into an investment, the major part of the households' income has been accounted for housing. Given the importance of the matter, housing in Iran is affected by factors that often are considered as markers to assess the recession or boom in this sector. Among these factors, sociocultural, economic, and demographic indicators can be noted that play a very important role in the formation of housing patterns and are considered a basis to assess mutual impressions of each of the above factors in this sector. This paper is aimed to exامینe how each of the economic, cultural, social, and demographic indicators has effect on the current housing situation in Iran. This paper attempts to analyze independent and interactive effects of each of the indicators on the housing sector by the method of content analysis and library and then continues to find ways to improve what is seen in the housing typology. The results suggest that changes in cultural indicators have the most profound impact on housing typology in long-term period, while changes in economic factors affecting the housing pattern is very transient, superficial, and short-term.

Migration of people to urban areas from the rural areas usually comes with its challenges in terms of infrastructural requirement and housing to cater for growing population. One of the challenge for the urban dwellers in Nigeria is that of adequate housing. The inability of the government to meet this demand has seen the people concerned seeking alternative solutions to housing need. The resulting settlements are usually unplanned hence becoming a challenge for government to manage in terms of providing infrastructure facilities. With the growing incidence of global warming and the attendant increase in flooding in most urban areas of Nigeria, especially between year 2000 and 2013, the safety of the people who live in slums have become a concern to the state governments due to issues of flooding and collapsed buildings. Government usually evicts such people and clear the settlement; however the people simply relocate to another area. The aim of this paper is to exامینe how community participation can be used to provide housing for the urban poor based on their living requirement, drawing from the experience of selected case studies from Kenya. The research method adopted for the study is a qualitative research method using case studies of selected communities in Kenya and selected communities in Nigeria. A comparative analysis is drawn with these communities. The research concludes by proposing how community participation process should be incorporated into provision of housing for the urban poor.

Higher and middle income residents in Nairobi, Kenya have demonstrated a great craving for gated community housing. The phenomenon is manifested in all forms of residential property advertisements and in most new residential developments. The objective of this paper is to establish the drivers of the gated community developments in Nairobi County by identifying and documenting the push factors causing migration of a section of urban dwellers from open to gated neighborhoods. The study results are expected to influence urban housing policy decisions towards developing sustainable urban housing typologies. The researcher reviewed existing literature from local and international scholars in order to understand the variables in the phenomenon before engaging in a field study. This study adopted a cross-sectional survey design so as to allow the researcher to relate many different variables at the same time. The target population of gated communities was restricted to only those classified as lifestyle and prestige types that were found to be complete and occupied at the time of study. Eight gated communities were randomly sampled for the study. The main findings that drive GCs were security, lifestyle and location. Further, residents wanted to be involved in the decision making in management of the GCs. The study recommends clear development guidelines, flexible building standards and offer quality public services.

Effect of Built Environment on Health Dimensions during the Quarantine: A Cross-Sectional Study Following the Covid-19 Pandemic in Iran(مقاله پژوهشی وزارت بهداشت)

INTRODUCTION: The imposition of quarantine in pandemics brings about negative psychological consequences. Sufficient understanding based on environmental and behavioral sciences leads to the prediction of needs and preparedness. Given the role of housing and the environment on health, awareness of their effects on the COVID-19 pandemic will facilitate future actions and risk management planning. METHODS: The present cross-sectional exploratory study was conducted based on a mixed-method approach. In the qualitative section, participants who were selected by non-probability sampling method were interviewed via phone, and data collection continued until data saturation using the snowball method. A number of 27 telephone interviews were conducted and after the content analysis of unorganized data, the questionnaire was developed in three parts, the initial pilot was conducted on 30 participants, and Cronbach's alpha was calculated at 0.76. Moreover, 144 online questionnaires were completed in What’sApp virtual groups by purposive and available sampling method, followed by statistical analysis. FINDINGS: As evidenced by the obtained results, in house and interior design scales, surface area; furniture; color; opening and outdoor space as well as living space and in neighborhood scale, density indicators; shared accesses and spaces have positively affected the tolerance of quarantine, reduction of anxiety, and health improvement. Furthermore, stress-reducing places were found to be different in different age groups. In addition, some motivations have generated some new behaviors and needs which are supported by such affordances as openings and windows to open spaces for the provision of natural daylight and ventilation, as well as a specific open space for movement, nature enjoyment, activity, physical activity, and contact with the natural environment. CONCLUSION: There was a reciprocal relationship between behavioral orientations and environmental-physical aspects of housing in the current health crisis. The residential environment can influence disease prevention and the promotion of health-related behaviors.

Need to solve the housing problem, the formation of experimental projects and the design and construction of new organized concepts have been done. One of the areas that, due to the development of industries, contains various examples of corporate housing is the city of Ahvaz. The present study intends to explain these concepts by recognizing the components of optimal housing containing internal and external characteristics in these complexes. The research method in terms of applied-developmental goal and mixed technique includes; Descriptive methods and content analysis in the theoretical and correlational sections are comparative, and field in the case studies section. The type of simultaneous variable design combines quantitative and qualitative approaches with a theoretical framework. Finally, based on the conceptual model, In the first step to finding descriptive statistics, questionnaires with answers from the Likert spectrum according to the sample size are provided to the residents of 105 units on the news site and 66 units in the water and electricity dormitory for analysis by SPSS software In the next step, interviews based on research questions from a community of 10 experts who were selected by snowball method are compiled and inferential statistics are extracted by analyzing them. After introducing the results of two areas, quantitative and qualitative, and to achieve the desired housing components, a link between human factors, physical-social factors, and decision-making factors should be established. Strategies should be presented in the short, medium, and long term.

Evaluation of the Flexible Elements Components in Housing Design to Determine their Priority according to Delphi Design Method(مقاله علمی وزارت علوم)

In a different context, the user's needs in a housing apartment are constantly changing; it is required that the provided house, by having flexibility, can always be responsive to the user's needs in various situations, which would be a challenge for specialized areas of housing, including design. To perform a flexible housing design, the architects face many different design solutions and variables, leading to confusion in this field. So, the objective of this study is to identify these variables and achieve an effective solution by considering their priority of them. The variables of this study were proposed in three scales of macro, medium, and micro according to the previous valid research studies in the field of flexible housing. Then, the variables have been evaluated using the specialist's idea through the Fuzzy Delphi method (FDM). The Friedman test has been used to analyze the data obtained from the questionnaires and achieve a valid ranking, which performs the ranking by calculating the mean rank for each variable. According to the results of data analysis, the characteristics of "spatial expansion and division," which means the possibility of space to be expanded (the expansion) or divided (the contraction), as the medium scale of housing design, has the greatest impact on the housing flexibility. On the macro scale, the "structure" component, and the micro-scale, the "use of flexible elements" provide the highest effectiveness in this regard. Moreover, as the medium scale, the modular design of space falls in the second place of influence compared to all other variables. Increasing the properties of spatial expansion and spatial division can be an effective design strategy for achieving flexibility in apartment housing. Also, modular space designing and flexible elements have been introduced as two solutions in the next priorities. All are considered small and medium scales and can be prioritized in designing flexible apartment housing.

The Role of Climatic Factors on the Health of Rural Settlements in Iran(مقاله علمی وزارت علوم)

Purpose- Health is one of the main axes of sustainable development and has a main role in flourishing and improving the quality of life. Housing, as an important factor can have a direct impact on human health. The purpose of this study is to investigate the climatic elements on rural housing and their impact on the health of villagers. Design/methodology/approach- This research is a descriptive cross-sectional study of the housing health status of 1150 households in 2020 which was done by a library research method (statistical data of Sarvabad city health center) and a field study method (interview and questionnaire). The studied index of climatic factors includes four elements of radiation, heat, humidity and wind, which have the greatest impact on the housing of villagers. Finding- Field surveys in Pirshalyar district showed that more than 67% of mountainous settlements are south-west. 23% of other settlements are located in the north, east and west. Sunlight illuminates only 20 to 25 percent of the home space. Villagers usually thicken the walls to withstand the temperature (heat and cold). Also, it was shown that the average diameter of dry walls is between 100 and 75 cm. The results showed that 89% of the first-floor residential units are wet and damp. Wind flow in some seasons causes the spread of germs and parasites in the villages.

Factors Effecting the Preservation of Indigenous Housing Values and the Regional Texture of Sistan in Line with the Revitalization of Rural Settlements(مقاله علمی وزارت علوم)

Purpose- Nowadays, with the disappearance of traditionalism in rural housing design, constructions that deviate from the traditional and indigenous housing patterns are noticeable, and as a result, native values and traditions in rural housing have been disregarded. On the other hand, rural housing is the most humanistic subject of architecture and provides for the diverse needs of local residents. Therefore, this research was conducted with the aim of examining the effective factors in preserving the values of endemic housing and regional texture in Sistan towards revitalizing rural settlements.Design/ Methodology/ Approach- The qualitative-quantitative research method was used in the present study. The statistical population consisted of two parts: the first part included experts and graduates in architecture who were selected as a sample size of 20 people based on purposive sampling. The second part consisted of the villagers of Qaleh now, Deh Arbab, and Deh now Piran. Background field method, Delphi method, FARAS + FKOPRAS models were used to analyze data in both qualitative and quantitative sections.Finding- the results of background theory showed that from the perspective of experts, some factors such as preserving rural landscape, principles of protecting native housing values towards development with a focus on indigenous culture, interaction in preservation and revitalization of regional fabric and rural indigenous housing as well as cultural tourism in villages were identified as effective factors in preserving endemic rural housing values. Also, Delphi results showed that Kendall’s coefficient for concepts and meaningful units obtained from expert interviews did not differ significantly. In this regard, fuzzy model results showed that developing an ideal pattern for indigenous housing in Sistan with a weight of 70/72; principles of protecting native housing values towards development with a focus on indigenous culture with a weight of 66/72; integrated and cohesive management with a weight of 59/72, received the highest and lowest importance in preserving indigenous rural housing values in Sistan respectively.

تحلیل تأثیر تحریم ها بر بخش مسکن شهری دولت های رانتیر (مورد مطالعه: شهرهای ایران)(مقاله علمی وزارت علوم)

پژوهش حاضر در خصوص فرآیند رشد و توسعه شهرنشینی به عنوان یک پدیده برون زا و بر پایه رشد خدمات شکل گرفته است که محصول روابط نابرابر اقتصادی و اجتماعی با کشورهای توسعه یافته صنعتی به همراه کاتالیزور تصمیمات فرداست است. این پزوهش با استفاده از روش تحلیلی و رویکرد کمی انجام شده است و به بررسی تأثیر تحریم ها بر بخش مسکنِ در فاصله زمانی 1385 تا 1396 پرداخته شده است. برای تبیین مدل تحقیق پنج دسته عوامل سیاسی، اقتصادی، نهادی، اجتماعی و کالبدی در نظر گرفته شدند. در این مطالعه با استفاده از مدلهای اقتصاد سنجی فضایی با سه نوع داده مقطعی، سری زمانی و تلفیقی اقدام به بررسی داده ها شد. باتوجه به عدم دسترسی و فقدان اطاعات کافی در دوره آماری مذکور، در خصوص شاخص های مورد مطالعه، ابتدا شهرهای مراکز استان و سپس شهرهای ناحیه ای درجه ۲ و درجه ۳ مورد ارزیابی قرار گرفتند. به علاوه، با استفاده از داده های شهرهای کشور مدل رشد قیمت مسکن با استفاده از مدل خطای فضایی مورد تحلیل قرار گرفت. به دلیل وجود ناهمسانی واریانس در این مدل از برآورد گر KP - HET استفاده شده است. نتایج حاصل از این مطالعه بیانگر وجود اثرات فضایی تحریم در رشد قیمت مسکن شهرهای کشور طی بازه مورد مطالعه است. به صورتی که از بین متغیرهای اقتصادی؛ شاخص فقر، نرخ بیکاری و تخصصی شدن و از بین متغیرهای اجتماعی میزان مهاجرت، نرخ باروری عمومی و جمعیت فعال به عنوان مهمترین عوامل مؤثر بر رشد قیمت مسکن ارزیابی شدند. که این متغیرها هم به نوعی علت و هم معلول سازمان نیافتگی یک الگوی منسجم رشد قیمت در ادوار بعدی بوده اند.
