چکیده
یکی از این ابزارها، الگوی های تفکیک زمین می باشد که به استفاده کنندگان زمین و طراحان و برنامه ریزان شهری این امکان را می دهد تا توسعه و ساخت و سازهای موجود و آتی زمین را کنترل نموده و آنرا به استاندارها و معیارهای متناسب با فرم و شکل شهری نزدیک نمایند. این پژوهش در نظر دارد تا به سوال اصلی خود یعنی " چه الگوی متناسب و بهینه ای برای برنامه ریزی کاربری زمین وجود دارد و مولفه های اصلی آن کدام است؟ " پاسخ دهد. روش تحقیق بصورت روش توصیفی- تحلیلی و استدلالی است که با استفاده از گردآوری اطلاعات کتابخانه ای و مطالعه آنها به عنوان زمینه نظری پژوهش به ایراد مصادیق و مولفه های الگو تفکیک زمین خواهیم پرداخته و به تاثی از آن معیارها و مولفه های موثر بر الگوی بهینه تفکیک زمین را شناسایی نماییم. هدف از این پژوهش شناسایی الگوی بهینه تفکیک زمین در بستر قوانین و مقررات کشور و تشریح مولفه ها و ابعاد موثر بدان می باشد. عوامل کلی مانند شرایط اقتصادی یا قوانین و ضوابط موجود در تفکیک زمین عوامل منحصر به فرد زمین مانند شرایط زمین، مالکیت و ... نقش تعیین کننده ای دارند. فلذا درنظر گرفتن یک الگوی ثابت برای تمام فضاهای شهری با توجه به حضور عواملی چون عوامل اجتماعی و فرهنگی، سیاسی، محیطی که از متغییرهای بی ثبات و ناپایداری برخوردارهستند امری بیهوده است درنتیجه الگوهای بهینه تفکیک زمین باید همواره با در نظر گرفتن عوامل پایدار و ناپایدار مورد بازبینی و پایش قرارگیرند.Identifying the optimal pattern of land separation
