Purpose- Rural areas experience various economic and social tensions such as population instability and limited job opportunities, which place villages at risk. Rural tourism can improve the economic activities that increase the population and improve the economy because tourism transforms a fragile economy with dynamic activities that enable the establishment of service enterprises and bring about entrepreneurship opportunities. This study aimed to model the multilateral effects of tourism on rural sustainability. Design/methodology/approach- This research applied the theoretical-pragmatic approach. Data were collected using library and field studies. Field studies are a prominent element in the analysis of results. In this course, the systematic questionnaire was used for the extraction of the field database. Using the Cochran formula, the sample size was estimated 214 people. Furthermore, the interrelationship Structural Equation Model (SEM) was applied to analyze the networks of variations. Also, path analysis and partial least squares regression model was adopted to model the interrelationship between the variables observing the systematic nature of the sustainability approach. Findings- Tourism is an accelerating tool in rural permanency. It stimulates the stability of the population, cultural similarities, and promotion of rural culture, which subsequently establish rural sustainability. On the other hand, as land use change is acknowledged as one of the unfavorable consequences of tourism, support for the environmental aspect is mentioned as a necessary factor for sustainability. Tourists should also recognize the eminent function of the environment in rural settlements to ensure that promoting the entire aspect of sustainability results in rural stabilization. Practical implications- Specifically, tourism develops social solidarity through the formation of micro-businesses and particular rural entrepreneurship that directly and indirectly contribute to the expansion of job creation in rural settlements. Also, these mechanisms are involved in producing local capital that strengthens sustainable rural income and livelihood. On the other hand, tourism highlights the significance of the environment, and its protection is essential to the rural sustainability.

The main purpose of this paper is to explain the factors affecting the change of service land uses in the city of Shiraz and identify its reasons. For this purpose, the second-order confirmatory factor analysis technique has been used as one of the structural equation modeling techniques to determine the severity of the effect of the four factors on land use change, through which a contributing framework for the effects of the four factors (physical, activity, economic, accessibility) on land use change is obtained. Finally, the extent and direction of the factors affecting the realization of service land uses in the city of Shiraz are explained using the structural equation model (SEM). In order to achieve these goals, 50 variables affecting 600 plots in Shiraz city are extracted through field method. The variables are investigated and analyzed using GIS maps, Amos and SPSS software, and a series of bi-variable correlations in a table called correlation matrix or covariance, the most notably of which are confirmatory factor analysis and SEM. The results of the research show that, in total, the selected four factors have a significant effect on the land use change. It is such that the standardized weights of regression for "the effect of the access factor on land use change", "the effect of the economic factor on land use change", "the effect of the activity factor on land use change", and "the effect of the physical factor on land use change" are 0.91, 0.78, 0.65, and 0.56, respectively.

Spatial expansion and land use changes in agricultural lands are among important factors contributing to environmental damages and disabilities of productive economy in the region especially in agricultural aspects. This trend is common in developing countries. These changes in land use usually occur by those who target agricultural lands for speculations and other abusing form of economy. In addition this trend also affects environment likewise economy and environment which is attributed as sprawl. Urumia Urban region gains valuable agricultural lands which plays a key role in in both environment and economy. In recent two decades according to excessive construction in the region these areas are turned out to be more of a recreational site for affluent families which has decreased agricultural functions there and also has damaged beautiful landscapes of the villages. Recent occurrence is resulted from not being cost effective agricultural activities and inefficiency of the market supplemented with not supporting agricultural activities. This has leaded that Urumia urban region go through a spatial expansion which differs considerably with urban sprawl. This paper is aimed to analyze effective factors on land se changes and the following sprawl by it. Moreover there are two main questions that should be answered: first is which factors contribute to spatial expansion in agricultural areas? How is attributed the sprawl dominating Urumia urban region? In order to analyze and producing status qua and current relationship between Urumia city and agricultural lands we used a descriptive and analytical method and in order to analyzing development process we went to the documents and finally in order to examine occurred changes we used from satellite photographs and cartographic photos in different periods. After gathering data and statistics and classification in the second stage by observing we tried to perfect the statistics. The results express that the absence cost effectiveness in agricultural activities and speculation in land and of course having nothing in common between users and speculators has resulted a new form of sprawl in Urumia which differs considerably with common forms of it. This new sprawl has features which sustains affluent interests.
