Urban regeneration

Nowadays, an important matter has emerged which is to pay attention to the problems of releasing historic textures. Urban regeneration with emphasis on social themes has always been a fundamental approach to eliminate the shortcomings of historic textures. Redefining social life and public events, creating unity and integrity, and social justice and etc. are of the main approaches to urban regeneration according to historical values and the existing identity in these textures.<br style="box-sizing: border-box;" /> This research is trying to identify the social themes of dysfunctional historic textures in the northern zone of Naqsh-e Jahan Square of Esfahan, and suggest proper solutions based on the current and past situation of this neighborhood, so that it can revitalize this area through a comprehensive plan and become able to play novel roles alongside its historic identity, in coordination with new urban centers. To do so, methods of desk research, survey research and questionnaire have been employed. The volume of the samples have been calculated with Cochran formula method and the data analyses have been done with SPSS software first, and then using GIS, they have been positioned on a limited-blocks level and by overlaps of indicators, known factors of the inefficiencies have been introduced so that the problems causing inefficiencies in textures with social themes can be tackled.

In order to respond to the problem of urban decline, different approaches have been defined in such a way that urban regeneration approach became current in the 1980s (and more wildly after 1995) as a replacement for urban renewal. Urban regeneration is the holistic process of reversing economic, social and physical decay in areas where it has reached a stage when market forces alone will not suffice. This article approaches aimed at using urban regeneration planning in Dolatkhah case study situated in 19th Tehran municipality region using Analysis of Interconnected Decision Areas technique in order to respond its urban decline. Findings of this article show that the attitude of decision-makers to deal with urban decline is more physical than social and economic. Urban regeneration planning at the local level cannot answer all the problems of social, economic and physical urban decays and there is the necessity of planning system reform from top to down. The results of this article states that with a technical office establishment based on Tehran renovation organization support and with assuming of institutional planning implementation, community development asset-based approach is more adapted with Dolatkhah conditions. Institution planning and its process in Dolatkhah have been introduced in this article.

The purpose of this study is to the development of creative industries through the development of cultural quarters within historical contexts as a creative strategy that affects the city as a whole and provides the field of competition and the possibility of being present at international levels. The research method is descriptive-analytical and its type is applied-developmental. The geographical area under study is "Karim Khan" street in Tehran, which has a rich historical and cultural identity. Therefore, using the hierarchical analysis process and "Lisrel" software, the cultural quarters' indicators were ranked and each one's importance was extracted. The findings, according to the calculations of the importance coefficient and the compatibility coefficient of each of the indicators in the study area, show that the "walkability" criterion, "the drivers of the creative economy", and the meaning index of a cultural quarter, the criterion of "evocativeness and urban memory" with importance coefficients of 0.62, 0.78, and 0.65 in the quarter have been assigned the highest rank among other indicators. And as a result, it was shown that the economic importance of sidewalks and the presence of active horizontal grains on the edges, the permeability of the passages, the safe accommodation for pedestrians, the facilities for the transportation of cars and their related services, as well as the quality of urban furniture and green spaces in the quarter as underlying factors. The instrument of creative development and the formation of the cultural quarters are the most important.
